What is fractional ownership?

Fractional ownership allows you to purchase 1/6th of a fully furnished Aalaya residence. Each share entitles you to up to 8 weeks of use per year, with the flexibility to enjoy it yourself, rent it out, or combine both.

Each residence is divided into 6 equal shares. One fractional owner may purchase up to 3 shares in the same unit.

Each share comes with 16 annual points, equal to around 8 weeks of use depending on the season you choose

Yes. Fractional owners enjoy the same legal structure, amenities, and rental participation as whole owners. The only difference is that usage and income are proportionate to your 1/6th share.

BUYING & OWNERSHIP

What’s the minimum investment?

Fractional ownership starts from $25,000 per share for a studio residence.

Yes. Your ownership is formally registered under a PPJB leasehold agreement in Indonesia.

It is a legally recognized leasehold title (PPJB), the same format used for whole ownership, valid for foreign buyers.

Fractional ownership follows the same 27-year lease as whole ownership, with an option to extend for another 30 years based on land value.

Yes. Fractional shares can be resold at any time. The incoming buyer signs the same PPJB lease and joins the rental system.

BOOKING & USAGE

How do I book my weeks?

Bookings are made through the Aalaya Owner Portal. You can book up to 12 months in advance. Priority for peak weeks rotates annually to ensure fairness, and last-minute bookings are allowed if availability remains.

Each 1/6th share includes 16 points per year. Weeks are valued by season:

  • Peak season (Christmas, New Year, July–Aug): 3 points per week
  • Shoulder season (Easter, Sept–Oct, Apr–Jun): 2 points per week
  • Low season (Jan–Mar, Nov): 1 point per week

If you don’t use your points, you can allocate them to the rental pool to generate income.

Yes. Fractional owners enjoy the same access as whole owners, including wellness spaces, kids’ club, gym, co-working, and concierge services.

INCOME & DISTRIBUTIONS

What happens if I don’t use all my weeks?

Unused weeks can be placed into the rental pool. They are marketed, managed, and rented out by Nu:per, with income distributed proportionally to owners based on the weeks they contributed.

Income from rental weeks is pooled, property expenses are deducted, and net revenue is distributed quarterly based on your share and the weeks you contributed.

Operating costs depend on the unit size and the fraction you own. These are covered first from revenues, ensuring the property is well-maintained. For detailed estimates, you can download our ROI and Costs Calculator.

  • Lifestyle only: Use all 8 weeks personally → enjoy fully, while covering your share of maintenance and upkeep, just like you would in your own home.
  • Balanced mix: Split your time between personal stays and rental → offset part of your upkeep through rental income.
  • Rental heavy: Use fewer weeks and rent more → generate additional net income beyond your upkeep costs.
  • Premium focus: Use prime weeks and rent the rest → enjoy high-demand stays while balancing income and expenses.

Distributions are paid quarterly alongside detailed financial reports.

The operator covers building insurance and rental income tax. Net income distributed to owners is then subject to your own personal tax obligations depending on your jurisdiction.

MANAGEMENT & OPERATIONS

Who manages the property and rentals?

Nu:per operates Aalaya. They handle marketing, guest bookings, check-ins, property care, and owner reporting.

Owners receive quarterly financial and operating reports, along with usage summaries and rental income breakdowns.

The points system assigns value by season, and priority for peak periods rotates annually so all owners have equal access over time.

RESALE & EXIT

Can I sell my fractional share?

Yes. You may sell your share at any time. The buyer signs the same PPJB lease and joins the rental pool.

You can list your share with an agent of your choice or request Aalaya to make it available to interested buyers.
